First semester wrapped up. Honestly didn't know what to expect coming into this, but it's been good.
Property valuation was harder than I thought it would be. Not just the technical stuff - that's manageable - but understanding how much judgment goes into what looks like a numbers game. There's a lot more art to it than I expected.
Study groups helped a lot. Found a couple of people who actually wanted to understand the material, not just pass. Makes a big difference when you can talk through concepts with someone who's genuinely engaged.
Had a few rough weeks during exams. The kind where you question if you're cut out for this. But got through it. Learned to actually use office hours instead of just grinding alone when I'm stuck.
Next semester I'm looking forward to getting into more of the market analysis side. Also thinking about some research opportunities, but we'll see. For now, just glad to have this one under my belt.
